How I approach it
A service isn't a glance and a sticker, but not every boiler needs the same one. A well-kept gas boiler that is serviced every year needs its emissions and gas rate checked and its safety devices tested. A boiler that has been neglected for years, or works hard in a big or busy house, often needs stripping down: the burner out, the heat exchanger cleaned, and the seals, electrodes and insulation that quietly dissolve over time replaced. I'll tell you which yours needs after the first readings, not before, and you get a written record either way.
Two kinds of gas boiler service, and one oil service
Basic gas service, from £95
Flue gas analysis to check the emissions, gas rate check, flue and seals inspected, safety devices and controls tested, pressure and expansion vessel checked, written record for the warranty. Right for a boiler that is serviced every year and burning cleanly. Carried out and signed off by P Harman, Gas Safe registered.
Full strip-down gas service, quoted
For a boiler whose emissions are out of range, or that has gone years without a service or works hard. Burner out and cleaned, heat exchanger cleaned, burner insulation and door seals inspected and replaced where perished, electrodes and ionisation probe checked, the boiler's built-in pump checked, and the inside of the boiler checked for leaks. Re-commissioned on the analyser. Quoted once the first readings tell me what it needs, because the parts vary a lot by boiler: electrodes and seals for a Worcester CDi cost a good deal more than the same parts for an Ideal, and manufacturers' prices change through the year.
Full oil boiler service, £170
Combustion chamber and baffles cleaned out, Riello burner cleaned, new nozzle and new long-life oil line, combustion test, safety and wear check. Grant, Worcester and Warmflow. Done by me.
What wears out
Door seals, burner insulation, electrodes and the ionisation probe all deteriorate with heat and years. Left alone they cause lockouts, poor emissions and, eventually, flue gas where it should not be. These are the parts a strip-down catches.
Why every year
Keeps the manufacturer's warranty valid, catches worn parts before winter, and keeps the boiler burning efficiently. A neglected boiler costs more to run and more to put right.

How much is a gas boiler service in Exeter?
A basic service is from £95: emissions checked with a flue gas analyser, gas rate checked, flue, seals and safety devices tested, and a written record. If the readings show the boiler needs stripping down, that is quoted before any more work is done. It cannot be a fixed price because the parts depend on the boiler: a set of electrodes and seals for a Worcester is a different cost from the same set for an Ideal, and those prices move during the year. You get the figure for your boiler, in writing, before the strip-down starts.
What is the difference between a basic service and a strip-down?
A basic service checks the boiler is burning cleanly and safely and leaves it alone if it is. A strip-down takes the burner out, cleans the heat exchanger and replaces the seals, insulation and electrodes that perish with age. You need the second one if the emissions are out, the boiler has been neglected for years, or it works very hard.
How long does a boiler service take?
A basic gas service is usually 30 to 60 minutes. A strip-down is two to three hours depending on the boiler. A full oil service is about an hour and a half.
Do you service oil boilers?
Yes, that is my specialism: Grant, Worcester Heatslave and Warmflow, £170 including a new nozzle and long-life oil line. Gas boilers are serviced with P Harman, Gas Safe registered.
Can you do the landlord certificate at the same time?
Yes. P Harman issues the CP12 on the same visit as the service, and you get both documents for your tenant file.

Monday to Friday, 8am to 5pm, as booked work with no callout fee. Book before the autumn rush if you can.
